We’re an adults-only boutique bed and breakfast with ten bespoke rooms across two newly renovated buildings: Olive, a grand Victorian home, and Oak, a light-filled renovated residence.

Olive is a historic Victorian with four guest rooms across three floors and a large open-concept common area with high ceilings and rich wood accents. Oak has six guest rooms, a living room centered on a fireplace, a gourmet kitchen, and the sun-filled enclosed porch where breakfast is served. Both share the same standard of comfort, so the choice comes down to the character and layout you prefer.

Yes. We’re curated as an adults-only retreat, and we discourage overnight stays or visits on the property for anyone under 18.

We have ten rooms. Each accommodates a maximum of two adult guests.

All rooms include comfortable beds with fresh linens, Wi-Fi, a flat screen TV and a private bathroom.

Chestnut, Alder, Willow and Mercer each have a fireplace, and Oak’s shared living room has one too.

Alder is our suite, with a separate living room, a private outdoor deck, a full closet and a fireplace you can see from both the bedroom and the living area. Chestnut is the most spacious of Olive’s upstairs rooms, with cathedral-style ceilings, a fireplace, a private alcove and abundant windows.

Valley has a separate shower and a soaking tub, along with a queen bed and a stained-glass window.

Yes. Mercer is fully ADA accessible, with a king bed, a fireplace, a large TV and a walk-in shower with dual rain shower heads.

Willow, on Olive’s lower level, has its own private exterior entrance and a fireplace. Its lower ceilings give it a quiet, cocooned feel, which suits guests who value seclusion.

Willow, Evergreen and Mercer have rain showers. Mercer’s has dual shower heads, and Valley’s separate shower has a low-set rain head.

Charter, on Oak’s lower level, has a generously sized walk-in shower and dual vanity sinks.

Yes. Each morning we serve fresh coffee and a continental breakfast spread, with pastries, seasonal offerings and freshly brewed lattes. Breakfast is served on Oak’s sunny enclosed porch, set with intimate tables.

Yes. Our private pool is reserved exclusively for guests, with lounge chairs and landscaped surroundings for a quiet afternoon.

Absolutely. Our team can help arrange private tastings and limited-production pours at some of Napa Valley’s most distinguished wineries, and tailor the experience to your tastes.

Yes. We’re happy to share personalized dining recommendations, from refined tasting menus to charming cafés, and help you plan meals around your itinerary.

Yes. Our Downtown Napa location puts you in one of California’s most walkable wine country settings, with world-class wine, dining, history and culture close by.

Check-in is at 4:00 pm and check-out is at 11:00 am.

Yes. You’re welcome to drop off your bags before 4:00 pm, and we’ll store them until your room is ready.

If you expect to arrive after 9:00 pm, please let us know in advance so our Innkeeper can make arrangements for you.

Yes. We require a 50% deposit to secure your reservation, charged to the credit card you provide at booking.

To receive a refund of your deposit, please call or email us at least 14 days before your arrival date. If you cancel within 14 days of arrival, we’ll apply your deposit toward another stay within 60 days of your originally planned arrival date.

There is a nightly resort fee of $25. Taxes and assessments include a 13.00% occupancy tax, a 2.00% Napa tourism assessment, a 0.30% California tourism assessment, and a 15% tax on the resort fee.

Yes. We offer one complimentary on-site parking spot per room reservation, located just steps from the Oak building.

We keep a strict pet-free policy so the space stays comfortable for every guest. Service animals are always welcome.

No. The entire property is smoke-free. Smoking, vaping, cannabis and any other lighted or heated smoking product are prohibited in guest rooms, on balconies, in hallways and in all indoor and outdoor common areas. A $250 cleaning charge applies if smoking occurs in a room.

The registered guest is personally liable for any loss, damage or destruction to the room, furniture, fixtures or property during the stay.

Yes. Exclusive use gives you full access to both buildings and the whole estate, for weddings, social gatherings and corporate room blocks.

Yes. Our two distinct homes make a private, beautiful home base for a wedding weekend, whether you’re hosting extended family or an intimate bridal party.

It is. You can book one or both homes and enjoy privacy and seclusion just steps from Downtown Napa.

Yes. Both homes have spacious gathering areas suited to small meetings and breakout sessions, and the guest rooms make overnight retreats easy.
